Title of position : Senior Manager Projects (MEP)


Functional Area : Projects


Geographical location : Bengaluru, India


Superior : Head Corporate Strategy & Execution


Subordinates : Project Managers (in-house team)


+ PMC teams if deployed + Contractors teams.


Qualification:


Basic Qualification required - Graduate Electrical Engineer / Mechanical Engineer


Desired Skill Set & Experience profile:


A minimum of 15 years experience in the real estate / construction industry.


Proven track record in technical review of MEP design, tendering process,


procurement, erection and commissioning of all Mechanical, Electrical and


Plumbing services at site in high-rise buildings/high value building projects


(including commercial and luxury hotel projects).


Well versed in sustainable building technologies, commercial and financial


processes relating to construction and real- estate.


Expertise in all statutory requirements (Buildings codes/Environment


clearances/Utilities services / govt. nodal agencies etc.).


Good leadership qualities, good interpersonal relationship & administrative skills.


Excellent communication skills (written and spoken English).


Computer Skills: AUTOCAD, MS Projects/Primavera, MS Office


Key Responsibilities:


Design coordination, procurement, erection, testing, commissioning and bill


certification of Mechanical, Electrical and Plumbing (MEP) systems in buildings for


the assigned projects covering but not limited to


Electrical (power distribution systems, lighting systems, D.Gs, etc.)


HVAC systems


Building Management systems


Escalators & elevators


Fire protection system


Plumbing and Sewage treatment plants

Duties:


1. Coordinate with MEP consultants and architects during the design stage to


ensure that the systems being designed are integrated into the overall design of


the building and are in compliance with local and national building codes and


standards. Shall organise design review meetings with project consultants as per


the requirement of each project or activity, prepare and circulate MoM to the


Projects team and promptly update the reporting managers on the design


developments.


2. Conduct technical review of tender documents, float tenders, hold


negotiations with contractors/ vendors and support the Projects Head in contract


administration (project specifications, vendor selection and bill of quantities)


and procurement.


3. Conduct review and vetting of contractors submissions, shop


drawings, material approval certificate etc.


4. Follow up with consultants for design deliverables, ensuring schematic design


implementation during various stages of construction activity involving


electrical, mechanical and plumbing systems of buildings.


5. Coordinate with General Manager Projects/Project In-charge for finalising


work schedule for MEP activities.


6. To manage the following functions at construction site but not limited to them:


i. Technical liaisoning with statutory authorities like


BESCOM/BWSSB/KSEB/KWA for electrical power/water


supply and inspections etc.


ii. Procurement, erection and commissioning of HT and LT power


plants, transformers, DG sets, HT/LT switch gears and


distribution systems, Switch boards, Capacitor banks, cabling,


wiring/electrical connections, A.C & D.C distribution in the


building, charging etc.


iii. Procurement, erection and commissioning of chiller plant, A.C AHU fitting and piping, drain piping etc..


iv. Procurement, erection and commissioning of lifts and escalators.


v. Plumbing lines, fire hydrant lines, fire alarms and fire-fighting


systems.


vi. Building Management systems and its electrical connections as


per design.


vii. Commissioning of STPs, environmental controls and integrated


energy management systems.

Shall closely track and monitor project staff and contractors executing the above


works and initiate corrective actions where necessary.


7. Ensure quality and safety of all MEP works.


8. Ensure cost control in line with agreed budget.


9. Participate in bill checking/certification and other post tender jobs.
