Summary: The Servicing Quality Control Auditor is responsible for conducting audits and reviews of mortgage servicing activities to ensure compliance with internal policies, investor guidelines, and regulatory requirements. This role plays a critical part in identifying operational risks, recommending corrective actions, and driving continuous improvement across servicing functions. ESSENTIAL FUNCTIONS: The following is a list of essential functions, which is subject to change at any time and without advance notice. Management may assign new duties, reassign existing duties, or eliminate a function based on business needs or at its sole discretion. ESSENTIAL DUTIES AND RESPONSIBILITIES: Perform detailed audits of servicing processes including payment processing, escrow administration, loss mitigation, default management, and customer service. Evaluate compliance with applicable regulations (e.g., CFPB, RESPA, FDCPA), investor requirements (e.g., Fannie Mae, Freddie Mac), and company policies. Document audit findings clearly and concisely and communicate results to relevant stakeholders. Collaborate with servicing teams to develop and monitor corrective action plans. Maintain audit workpapers and ensure proper documentation to support findings and conclusions. Assist in the development and refinement of audit programs and checklists. Track and report audit trends, root causes, and recurring issues to management. Participate in special projects, system implementations, and process improvement initiatives as needed. Stay current on industry changes, regulatory updates, and best practices in mortgage servicing. Complete credit re-underwrite on all loan files pursuant to AUS findings or manual loan approvals. Analysis of property appraisal to determine if value is supported and property meets all eligibility requirements. Analysis and recalculation as required of all borrower income sources. Analysis of borrower’s debt load and calculation of debt to income ratio. Make determination that loan elements are acceptable to appropriate investor guidelines. Must be able to seek out and identify potential misrepresentation and fraud. Identify any potential defect trends noted within a particular QC period or series of periods. Interpret the results of any re-verifications received at the time of the QC review and cite defects accordingly. Enter defined loan data into Quality Control system. Complete review of all closing documents and disclosures on all loans files, as able. Analysis of Note, Mortgage, and Assignment with emphasis on accuracy. Check file for all legal documents. Perform appropriate High Cost, APR, Amount Financed, and State Predatory tests in the Compliance Review system. Comment on loan inaccuracies, deficiencies, and missing items. Assign loan level defects pursuant to the severity and type of deficiency with an emphasis on overall investor and agency risk. Ability to consistently meet and exceed daily productivity goals. Ability to achieve and maintain quality standards. Maintains consistent schedule for training and mentoring with QC Auditor II or above. Performs other duties as required. EDUCATION AND/OR EXPERIENCE: Bachelor’s degree in Business, Finance, or related field (or equivalent experience). 3+ years of experience in mortgage servicing, quality control, or audit. Strong knowledge of mortgage servicing regulations and investor guidelines. Excellent analytical, organizational, and communication skills. Proficiency in Microsoft Office Suite; experience with servicing platforms (e.g., MSP, Black Knight) preferred. Ability to work independently and manage multiple priorities in a fast-paced environment. Detail-oriented with a commitment to accuracy and integrity. SKILLS AND COMPETENTCIES: Mortgage Servicing Expertise : Deep understanding of servicing operations including escrow, default, loss mitigation, and customer service. Regulatory Knowledge : Familiarity with federal and state mortgage servicing regulations and investor guidelines. Audit Methodology : Proficiency in audit planning, execution, documentation, and reporting. Data Analysis : Ability to analyze servicing data to identify trends, anomalies, and root causes. Systems Proficiency : Experience with servicing platforms such as MSP (Black Knight), and audit tools or databases. Analytical & Problem-Solving Skills: Strong attention to detail and accuracy. Ability to identify control gaps and recommend effective solutions. Critical thinking and sound judgment in evaluating complex servicing scenarios. Experience with audit software or data analytics tools. Certification in Quality Assurance, Internal Audit, or Compliance (e.g., CFE, CRCM) is a plus. Familiarity with risk management frameworks and control testing methodologies. Ability to manage multiple audits and priorities simultaneously. Strong organizational skills and ability to meet deadlines in a fast-paced environment. Communication & Interpersonal Skills: Excellent written and verbal communication skills. Ability to present findings and recommendations clearly to various audiences. Collaborative mindset with the ability to work cross-functionally. WORKING CONDITIONS: Traditional office environment with low-to-moderate office noise (computers, phones and business conversations). The position may be remote from main offices. May require occasional travel. May require flexibility in hours.
