SoCal-ADUPros.com is a Southern California ADU-first design-build and project oversight company built to help homeowners save time, save money, and avoid contractor headaches-so they can keep living their lives while their dream is being built with minimal disruption. We take homeowners from idea -> approved plans -> build -> final inspection with a proven, organized process that removes the typical chaos of construction.

    Two ways to work with us:
  • Plans + Permit Expediting (Separate Service): We provide design, plans, plan expediting services, and approved plans for homeowners who want approvals first, want to build later, or already have a builder.
  • Full-Service Design-Build + Oversight: We manage the entire project-design, plans, permit expediting to approved plans, construction, inspections, and closeout. When construction begins, we match you with a vetted contractor from our system and SoCal ADU Pros oversees the project to protect quality, timeline, and compliance-so you're not chasing contractors or getting dragged into day-to-day drama.
    Minimum project budgets (includes design, plans, and plan expediting to approved plans):
  • Garage conversion: $95,500+
  • Detached 500 sq ft ADU: $122,000+
  • Detached 750 sq ft ADU: $180,250+
  • Detached 1200 sq ft ADU: $283,500+

    ROLE DESCRIPTION:
  • This is an Operator role-not a "marketing intern" role. Your job is to help SoCal-ADUPros.com get found, trusted, and chosen when homeowners search for ADU, garage conversion, home addition, and also design/plans/plan expediting/approved plans-on Google and inside AI platforms (ChatGPT-style experiences like ChatGPT, Perplexity, Gemini, and Copilot).

You will run weekly execution that increases visibility and authority, and support conversion through speed-to-lead, lead qualification, follow-up, and appointment setting. Goal: more qualified homeowners booked, with clean tracking and no dropped leads. Ideal for a student who follows systems, writes clearly, executes consistently, and takes ownership without reminders.

    CORE RESPONSIBILITIES
  • Google + AI Visibility Execution (Core)
  • Increase visibility in two places at once: (a) Google Search + Google Maps (Local SEO) and (b) AI platforms that summarize/recommend businesses.
    Website + Content Operations
  • Publish/update 2-4 content pieces per week (service pages, city pages, FAQs, cost/timeline explainers, checklists).
  • Structure content for Google + AI: clear headings, short direct answers, bullets/steps, and strong calls-to-action.
  • Build/maintain "intent pages" that match real searches: ADU builder [City], Garage conversion [City], Home addition contractor [City], ADU cost [City/County], ADU permit process [City/County].
  • Improve existing pages (clarity, internal links, FAQs, conversion sections, consistency).
  • Support Plans + Expediting searches with pages that match: ADU plans/blueprints, plan expediting, permit expediting, approved ADU plans (by city/county).
    Google Business Profile (GBP)
  • Post updates weekly (projects, FAQs, tips, updates).
  • Add photos weekly with correct naming/descriptions.
  • Add/answer GBP Q&A using homeowner-style questions.
  • Keep services, service areas, and business info accurate and complete.
    Authority + Listings (Citations / Profiles)
  • Build/optimize profiles across approved directories/local listings.
  • Maintain consistency across the web (name, phone, website, services, service areas).
  • Track profiles, logins, status, and updates in a simple spreadsheet.
    Reviews Engine
  • Send review requests using approved templates; track requests, follow-ups, and posted reviews.
  • Draft professional review responses in the SoCal ADU Pros brand voice.

AI Visibility Testing (Weekly)

    Run weekly "prompt tests" and log results: are we mentioned, are competitors mentioned, what sources are used, and what content/profiles we must publish/strengthen. Convert findings into next week's execution list (no theory-just action).
  • Lead Intake + Speed-to-Lead (Conversion)
  • Speed matters. Most contractors lose jobs because response time and follow-up are sloppy. We don't do sloppy.
  • Respond fast via text/email/call using our tools/scripts.
  • Qualify leads and log answers: city + property type; ADU vs garage conversion vs addition; desired size/plan; timeline; site constraints (access, slope, HOA, utilities); budget fit.
  • Route qualified leads to the closer/project consultant; book appointments.
  • Run follow-up sequences for unresponsive leads.
  • Keep the CRM/lead tracker clean and updated daily.

Budget Qualification (Non-Negotiable)

    Qualify leads against our minimum budgets listed above (includes design, plans, and plan expediting to approved plans).
  • Marketing Ops Support (Execution Support)
  • Repurpose website content into GBP posts and LinkedIn posts.
  • Light Canva work using templates (before/after, FAQs, tips).
  • Weekly tracking/reporting: calls/leads + sources, booked appointments, content published, GBP activity, review requests + new reviews.

WEEKLY DELIVERABLES (NON-NEGOTIABLES)

Visibility: 2-4 content updates; 1-2 GBP actions (post + photos + Q&A); 5-15 listing/directory improvements; review requests tracked; AI prompt tests logged + action plan.

Conversion: fast response time; every lead qualified + logged; follow-up completed; appointment-setting support completed.

TOOLS YOU'LL USE (OR LEARN)

Google Workspace; Google Business Profile; website CMS (WordPress or similar); Canva; CRM + call tracking (CallRail optional); basic SEO tools (as assigned).

    Qualifications
  • Local SEO + Google Visibility: Understands how homeowners search for ADU builders, garage conversion contractors, home addition contractors, and also design, plans/blueprints, permit/plan expediting, and approved plans. Familiar with the fundamentals of Google Business Profile (Maps), local rankings, reviews, service areas, and on-page SEO (experience preferred; fast learner required).
  • AI Platform Visibility (ChatGPT-Style Search): Comfortable using AI tools (ChatGPT, Gemini, Perplexity, Copilot) to create and structure content that increases the likelihood SoCal ADU Pros is recommended or referenced when homeowners search using high-intent keywords (e.g., ADU, garage conversion, design-build, plans, permit expediting, approved plans). Able to produce AI-friendly formats like FAQs, cost/timeline pages, city/service-area pages, and “how it works” explainers.
  • Content Execution + Optimization: Strong writing and editing skills with the ability to produce clear, homeowner-friendly content and optimize existing pages for stronger rankings and conversions. Can follow templates and SOPs to publish consistently (2–4 updates per week).
  • Tracking + Basic Analytics Discipline: Able to track weekly execution and results—content published, GBP actions, listings/citations, reviews requested/received, lead sources, response time, appointments set—and use that data to improve what gets executed next.
  • Operational Reliability + Communication: Fast, professional communicator who can support lead intake and follow-up when needed, keep notes clean, and protect speed-to-lead standards. (Lead intake may be handled by the owner or assigned based on volume.)
